What Is the Montana Property Tax Rebate?

The Montana Property Tax Rebate is a state program designed to provide financial relief to homeowners. For 2024, qualified residents can receive either $400 or the full amount of property taxes they paid on their principal residence, whichever is less.

Here's how it works: if you paid $250 in property taxes, you'll receive $250 back. If you paid $1,200 or more, you'll receive the maximum rebate of $400.

Who Qualifies?

To be eligible for the rebate, you must meet these requirements:

Ownership and Residency: You must have owned and lived in your Montana home for at least seven months during 2024. This applies to single-family homes, condos, apartments, and manufactured or mobile homes.

Property Tax Payment: You must have been billed for and paid property taxes on your principal residence, including any special assessments.

Individual Ownership: Properties owned by LLCs, corporations, or irrevocable trusts don't qualify. However, if your home is held in a grantor revocable trust, you may still be eligible.

It's important to note that renters don't qualify, you must be the property owner to claim the rebate.

When and How to Apply

Mark your calendars: the filing window opens on August 15, 2025, and closes on October 1, 2025. No applications will be accepted after this deadline.

To apply, you'll need:

  • Your property's 17-digit geocode (find it at cadastral.mt.gov)
  • Your 2024 property tax bill showing the amount paid
  • Social Security numbers for you and your spouse
  • A mailing address for your rebate check

Online applications are processed within 30 days, while paper applications can take up to 90 days. The state will mail your rebate check directly.
